The Home Buyer Survey (RICS Level 2 Report)

The Level 2 Home Survey Report (Formerly known as a Homebuyer Report) is suitable for most traditionally built (brick and tile) properties that have not been significantly extended or altered, are found to be in a reasonable condition and are built after 1900. All aspects of the property are covered within this report including environmental issues: such as landfill sites, flooding, and more recently, the HS2 high speed train line. We can also provide a Valuation at the end of the Level 2 Home Survey report, which can be particularly useful if you are not having a mortgage and you are unsure if you are paying the correct price.

The Building Survey (RICS Level 3 Report)

The Level 3 Home Survey Report (Formerly known as the Building Survey) covers everything in the Level 2 Home Buyer Report. The advice in the Level 3 Home Survey – Building Survey Report is however more detailed and should therefore be chosen if the property is/has been: non-traditionally built (Concrete, steel, timber), significantly extended or altered, visibly in a poor condition, you need advice on alterations and/or the property was built before 1900. This building survey can be tailored to your needs and a Valuation can be added for additional cost of £175.00 inclusive of VAT – the Surveyor will take into account any concerns you may have with the property, then explain these issues in detail.

Property Valuation

This is simply to Value the property and only involves a brief inspection. The property valuation will normally only flag up matters that could affect a Mortgage offer. We provide Valuations for all types of purposes including, but not limited to, Help-to-Buy, Probate, Tax and Private Sale.
