Common Defects

Faulty Drainage & Plumbing Problems

Identify plumbing problems and faulty drainage with help from our highly experienced UK surveyors. Drain defects are fairly common in older properties.

Faulty drainage is a very common defect found by our UK surveyors, especially when surveying older properties. Particularly in some areas where there are many older buildings, such as York, drainage pipes are usually brittle and generally have little protection. If this is the case, even slight degrees of movement in the ground can cause cracks in the runs, allowing water to soften the earth/substrate around them. This can be a problem when the drain runs close to a property as the pipework is usually below the foundations. Therefore, our UK surveyors often find diagonal cracking at a 45-degree angle from a drainage run.

Usually, repairing the drain is enough to resolve the issue; however, sometimes the foundations have been undermined and require further support in the form of underpinning. In some cases, the drains will need to be inspected with the aid of trial pits so that the support for foundations can be confirmed as stable. However, quite often, it is found that drainage pipes can be sleeved, which can be much more cost-effective than excavating the whole system.

If you are concerned about faulty drainage or plumbing problems in regards to a period property in the UK, feel free to contact our UK surveyors today. We would be more than happy to provide you with help, advice and support, along with a thorough plumbing problem inspection.

Plumbing Problems & Drainage Defects

If you notice a constant dripping noise coming from somewhere within your home, you might have a plumbing problem. From water pressure issues to clogged drains, water is no laughing matter as a homeowner. Let’s take a look at some of the top drainage/plumbing defects our surveyors encounter when carrying out inspections on older UK properties.

  • Dripping faucet
  • Running toilet
  • Clogged toilet
  • Water heater issue
  • Clogged drainage
  • Low water pressure
  • Leaky pipes
  • Main water line issue
  • Downspout issues
  • Sewer line problem
  • Overflowing gutters
  • Rising damp and mould

While some of these issues might not seem too alarming, even a small toilet that is using too much water can waste around 30 gallons per day! And if water is allowed to dampen the walls of a property, you risk damp, mould and mildew, which can be a serious health concern and a nightmare to deal with.

If you are worried about drainage defects and are searching for a regulated UK surveyor to carry out a professional inspection of your plumbing and drains, feel free to get in touch now.

You Can’t Always See Drainage Defects

One of the main problems with drainage defects is that they’re not always easy to spot. More often than not, a problem with a drain is noticed by a homeowner when a foul smell occurs. Unfortunately, thousands of properties across London suffer from drainage issues as well as older buildings across the country. When you have this type of problem, it’s not only frustrating but can impact your quality of life.

Drainage defects might not always be caused by broken pipes or faulty plumbing. Sometimes trees and plant roots can grow deep into the ground and start to impact drainage pipework. Roots have the ability to penetrate openings and make holes in between joints, which will inevitably cause issues in the long run. In this case, surveyors may recommend high-pressure flushing, drain jetting or even root saving to resolve the issue.

Since drainage defects are not always visible, some surveyors will recommend a CCTV drain survey to pinpoint the problem. This involves an engineer putting a camera down the drains to get eyes on the plumbing problem. This style of assessment will provide you with images of any collapsed pipes, evident cracks or clear blockages.
